Development Associate

PerseusTDC is looking for a Development Associate to assist with the oversight of multiple development projects for the owner/developer from design assistance and preconstruction oversight through substantial completion.  The candidate will be responsible for assisting in the management of development teams and other third party contractors, monitoring budgets, ensuring compliance, and a host of other tasks associated with successful delivery of the project.  During the earlier stages of the project, the Development Associate will assist with site selection and due diligence, securing the correct zoning and entitlements, selecting contractors, and creating a working schedule and budget.  Projects will include high-rise mixed-use residential in urban locations and mid-rise stick residential in suburban locations.

Primary responsibilities include: 

  • Review project drawings, specifications and other design documents to determine constructability concerns, to establish project schedules, to manage cost estimates and budgets and to identify processes and procedures for accomplishing the project
  • Assist with management of multiple projects at different phases of development simultaneously to ensure timely completion on budget
  • Budget development, forecasting, fiscal documentation and management
  • Planning, scheduling and tracking of project timelines and progress
  • Prepare internal and external reports pertaining to project status
  • Manage vendor solicitation, invoice approvals, bank draws and contract negotiations
  • Assist with tenant lease work letters including assessing of Landlord requirements, analysis of requirements deviating from the base building, and cost estimation for landlord work
  • Utilize best practices and development techniques to improve the cost, delivery and overall financial success of projects
  • Manage multiple financial models and make financial recommendations to ownership to maximize return on investment

  • Knowledge of construction management processes, regulations and quality standards
  • Ability to read and interpret architectural and engineering construction documents
  • Competency in conflict management and resolution
  • Ability to operate in a deadline driven environment while maintaining a strict attention to detail
  • Ability to multitask through implementation of organization and tracking techniques
  • Ability to develop working relationships with partners and general contractors
  • Exceptional “follow up” abilities, techniques and processes
  • The Development Associate is expected to spend a portion of time on the construction site.  Meeting with General Contractors, Architects, Inspectors, Sub-consultants and Ownership is expected.  An understanding of the Washington, DC market including permit processes, inspections, DDOT, DCRA and other government agencies is also necessary.

EDUCATION and/or EXPERIENCE

  • Bachelor's degree (B. S. or B.A.) from four-year College or university in Business or any Construction-related field
  •  At least 2 of experience in real estate development and/or construction management, preferably involving multifamily residential and complex mixed-use projects
