Basic Job Function
The Project Manager, Housing assumes responsibility for developing housing in IFF’s Home First portfolio. Work will focus on creating development concepts, financing strategies and teams to coordinate the development of new housing with a primary focus on opportunities for people with disabilities. The Project Manager, Housing is an active member of and contributor to IFF’s Development team. The Project Manager, Housing works on many development projects simultaneously, participates in departmental planning meetings, and proactively supports the work of IFF Home First and the Development team as needed.

The Project Manager, Housing will support and, increasingly, lead independent task work on aspects of project management, including housing concepts, vetting locations, planning projects, coordination of project teams, acquisition, financial packaging, construction oversight, and financial reporting.  RFQ and RFP development, procurement strategies, community engagement, entitlements, due diligence, and closing transactions will also be key focus areas.

Job Duties and Responsibilities:
Assists Development team in coordinating all aspects of affordable housing development including concept development, budgeting, team coordination, and organization with the goal of meeting project targets and milestones grounded in IFF’s equitable community development principles.

Specific duties of the Project Manager, Housing will include:
  1. Regular communication with project funders, municipalities, lenders, and stakeholders to advance projects and determine project viability.
  2. Proactive support and growing leadership in all aspects of project management including acquisition and site control, report writing and preparation, preparing materials and supports for external meetings.
  3. Coordinated engagement with community stakeholders to further project support. Collaborate on and, in some cases, lead and facilitate public meetings and other community engagement activities.
  4. Growing leadership within the Development team on the delivery of affordable housing development projects with complex financial, construction and legal aspects.
  5. Assistance in financial modeling, capital stack structuring, preparing financing applications, and project feasibility studies.
  6. Work with Development team members to bring projects from concept to completion. Closely track due diligence materials with an eye for consistency and accuracy. Able to coordinate, motivate, and lead teams through multiple phases of development work. Manage closing deliverables and project budgets, make recommendations to accommodate for consistently changing variables.
  7. Highly effective, proactive, solutions-oriented project management grounded in IFF’s principles of equitable community development.  Ability to work both independently and collaboratively in service to each project’s goals and needs. Shows a commitment to creating housing opportunities for people with disabilities.
  8. Maintains a high standard of quality and consistent attention to detail in affordable housing underwriting, finance, organizational skills, and communications.
  9. Performs other duties as assigned.

Position Qualifications:
Education:  Bachelor’s Degree required, preferably in urban planning or studies, business, or finance.

Previous Experience:  Demonstrated 3-5 years’ experience in real estate development, affordable housing finance or project management is an acceptable equivalent to specific degrees above.

Special Knowledge & Skills:
  1. General knowledge of real estate development projects and process.
  2. Basic knowledge of affordable housing programs, development finance or community development.
  3. Analytical and strategic skills; ability to plan, manage and implement multiple and complex projects; and ability to understand and conceptualize project goals.
  4. Intermediary understanding of finance and lending practices and protocols.
  5. Excellent communication (written and oral) and interpersonal skills.
  6. Interest in working in a busy team environment, managing many relationships and project partners.
  7. Passion to grow real estate development project management skills.
  8. Experience with a variety of computer software related to project management, including word processing, database programs, spreadsheet, and project management packages.

Additional Requirements:  Regional travel may be required. The Project Manager, Housing will visit abandoned buildings and vacant lots. Occasional evening and weekend work may be required.
