Description


We are a property management company located in Glendale, California, specializing in commercial real estate management, including neighborhood anchored grocery/drug store centers.

We offer a competitive salary, commensurate with the candidate's experience, knowledge and educational background, in addition to health and dental insurance.

The commercial property manager will be responsible for all aspects of shopping center management, including, but not limited to:

  • Inspecting each shopping center at least once a month and preparing formal reports;
  • Inspecting and managing the maintenance, upkeep, and operation of the common areas (including the parking lot) of each shopping center and preparing formal reports;
  • Addressing, and documenting, all emergencies in a prompt and professional manner;
  • Answering emergency/urgent or alarm system calls or messages at any time, including calls or messages received “after-hours” and on weekends;
  • Managing, administering, and enforcing the terms and conditions of all leases for (and on) each tenant;
  • Enforcing the rules and regulations, as may be established on all tenants;
  • Obtaining competing proposals or bids for repair, maintenance, and replacement work, which need to be approved (in advance and in writing), even during an emergency or under urgent circumstances;
  • Drafting, finalizing and administering all vendor service contracts and tenant improvement work;
  • Managing and administering any alterations, remodeling work, or improvements to be completed by the Company (such as, “Landlord’s Work” items) or, if applicable, any tenant;
  • Assessing whether tenants have paid the monthly rental, CAM, and other charges and, if not, contacting the tenants (by telephone and in writing) to collect any outstanding/delinquent amounts;
  • Preparing in advance, no later than two (2) months prior to the end of each year, an annual common area maintenance (“CAM”) budget;
  • Assisting in preparing, billing, and collecting CAM reconciliations and other related charges;
  • Responding to any tenant inquiries relating to billings, including CAM reconciliations;
  • Responding to all other tenant inquiries relating to property management-related matters, including lease-related matters;
  • Preparing tenant rent increases well in advance for review and approval;
  • Preparing utility and tenant-reimbursable expense(s) spreadsheets for utility and other reimbursable expense billings;
  • Coding invoices; and
  • Working in the office with the accounting, administrative, leasing and legal personnel, and the other property manager(s) on a daily basis;

Further, the qualifications for the commercial property manager position are:

  • Minimum of 5 years of experience required at a shopping center management company
  • Proficient with Yardi Voyager
  • Proficient w/ MS Office (Word, Excel, Outlook)
  • Ability to multi-task and meet deadlines
  • Well-organized and detail-oriented
  • Strong interpersonal and communication (verbal and writing) skills
  • Ability to work well with others
  • Must be proactive with attention to detail, prioritize easily and quickly, and be able to work independently
