Based in Atlanta, the Vice President of Development will focus on advancing the Company’s most high-profile redevelopment and development projects in our seven core markets.  Piedmont has a strong track record of acquiring value-add office properties that will benefit from substantial repositioning efforts.  The Company owns multiple development parcels that can accommodate new office buildings and ancillary development, such as restaurants and apartments, to help create more vibrant, compelling work environments.  Working collaboratively with Piedmont’s Asset Management, Property Management, Capital Markets and Marketing departments – as well as with outside leasing teams -- the successful candidate will take leadership and ownership for the execution of development and redevelopment initiatives with the goal of maximizing value creation and enhancing the leasability of our Class A office properties.


JOB REQUIREMENTS:

  • 7-10 years office development and/or redevelopment experience;
  • Proven track record of maximizing the operational and financial performance of redevelopment and development projects and of executing projects on time and within budget;
  • Possess superior knowledge of all aspects of the development and entitlement processes;
  • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines;
  • Creative and innovative problem-solver who thinks and acts like an owner;
  • Possess the ability to be strategic while also being hands on to ensure proper execution of the development process;
  • Strong financial acumen;
  • Excellent written and verbal communication skills;
  • Superior interpersonal skills;
  • Diplomatically assertive;
  • Willingness to travel as necessary;
  • Bachelor’s degree or graduate degree in real estate, business, construction, engineering, or related field.

JOB RESPONSIBILITIES:

  • Lead or facilitate vision sessions with internal team and external consultants to develop optimal redevelopment or development plan;
  • Work with internal Construction Department, outside contractors, design teams, land use attorneys, consultants, and engineers toward successful completion of development projects;
  • Oversee day-to-day project management responsibilities with careful attention to timeliness, budget and government approvals;
  • Build and maintain project schedules, financial reports, and management reports;
  • Creatively address issues, problems, and opportunities as they arise in the course of the development process;
  • Be proactive in communicating, updating and advising senior management;
  • Maintain relationships with outside resources such as architects, contractors, brokers, and consultants;
  • Assist in the preparation of RFPs, project cost estimates, third-party agreements, and senior management presentations;
  • Collaborate with Marketing Department to develop high quality renderings, brand concept and marketing materials;
  • Participate as a key member of the Design Committee, which reviews a majority of the Company’s development and construction projects, including projects that fall outside the responsibility of this role;
  • Manage and motivate (internal and external) team members;
  • Conduct oneself with the highest level of business integrity.
