Responsibilities:

  • Analyze and evaluate proformas and operating statements of properties being considered for development or investment to determine feasibility and valuation 
  • Maintain a primary focus on healthcare real estate projects both new construction and existing assets 
  • Underwrite real estate acquisitions including preparation of cash flow projections in excel and Argus and present to key internal decision makers 
  • Support investments and asset management teams by preparing periodic and ad hoc financial analyses and models for real estate transactions and holdings
  • Collaborate with asset management and leasing teams to transition assets smoothly into operations with up-to-date pro forma and budget assumptions
  • Interact with clients, potential clients and senior management in the execution of commercial real estate investment transactions with the highest degree of integrity and professionalism
  • Identify, communicate and present opinions on real estate projects such as direct costs, hidden costs, possible investment returns, alternative uses and potential real estate opportunities as appropriate
  • Examine and analyze property operating statements, budgets and operating expense reconciliations; evaluate data and reporting to ensure accuracy and completeness
  • Research, analyze, and evaluate market feasibility for various real estate transactions 
  • Assist in writing investment committee memoranda 
  • Perform sensitivity analyses on rental growth rates, exit cap rates, and projected investment returns 
  • Develop and analyze existing investment models with the ability to create new models 
  • Understand and develop a market thesis for each project by interfacing with other real estate principals and consultants 

 

Qualifications: 

The ideal candidate must possess the following qualifications:

  • Bachelor’s degree in business, economics, real estate, or finance preferred 
  • 1 to 3 years of commercial real estate experience required 
  • Candidate should be familiar with navigating and creating complex financial models for underwriting commercial real estate properties 
  • Must understand financial and accounting concepts and be able to apply concepts to financial models 
  • Strong organizational skills with the ability to prioritize and manage multiple projects in a timely and thorough manner
  • Requires advanced knowledge of Argus, Excel, and Word 
  • Strong written and verbal communication skills 
  • Excellent interpersonal skills and team orientation 
  • Highly motivated individual and demonstrated interest in real estate finance 
  • Familiarity with real estate finance as well as basic real estate operations, leasing and development concepts 
  • Ability to travel occasionally
