Immediate Supervisor:

Senior Vice President of Development

 

Position Summary:

Responsibilities for this Austin, TX position include working with the Senior Vice-President of Development to direct and coordinate the development of commercial warehouse/distribution industrial buildings on a speculative basis within the Austin and San Antonio markets.  Responsibilities include overseeing all aspects of the development process to include site planning, budgeting, due diligence, entitlements, site and building design, contractor selection, building construction, tenant move-in and project closeout. 

 

Primary Functions:

Project Feasibility and Site Acquisition

  • Review land acquisition opportunities for potential industrial development including access to employee and truck transportation routes, all utilities, zoning, topography, and drainage.
  • Work with key service providers such as site planners, architects, and civil engineers to provide preliminary site planning as well as General Contractors to provide preliminary outline specifications and budget pricing.

Project Management

  • Establish and maintain development budgets and manage the project according to approved budgets
  • Lead the architectural, structural, and civil design teams to produce bid documents and secure permits
  • Apply for, manage, and receive all project entitlements such as development agreements, masterplans, studies, zoning, platting, and approvals in conjunction with municipalities, providers, utilities, and districts
  • Manage tasks and workflow to ensure efficient use of time and to maximize overall project performance – both financial and operational
  • Provide detailed reporting of project workflow, status, and budget to company management
  • Coordinate with city entities and departments to facilitate the development agreements, performance agreements, permits and entitlement process
  • Advise management on site layout, design, and potential cost savings on assigned projects
  • Design and create presentations for investors and management related to project performance
  • Create and maintain financial models and proformas for specific projects for review by management, financial entities, appraisers, and owners
  • Assist with bidding and contractor selection for vertical and manage bidding and contractor selection for horizontal
  • Contract preparation and execution, for consultants and contractors, in coordination with SVP and team
  • Develop/monitor infrastructure project budgets, schedules, and construction progress

Development Due Diligence

  • Assist SVP with generating market studies for management review
  • Consult with city personnel on issues such as transportation, roadways, development agreements, and other utility issues affecting projects
  • Assist SVP of Development with creating investment memos for investment committee approval
  • Assist SVP of Development and marketing department with marketing brochures for potential investors
  • Assist SVP of development with updating quarterly investor reports for all industrial parks
  • Assist with legal documents associated with dispositions, acquisitions, and closings such as easement agreements, access, CCRs, HOAs, agricultural leases and title commitments
