Overview: The Director of Development reports to the Vice President of Development & Leasing. The primary role will be acting as the project leader for assigned clients and projects to manage and coordinate all phases of project development. May assist in developing, managing, and coordinating the work of internal processes and resources.

Location: Pensacola, FL

Position Type: Full-Time, Salaried (Exempt)

Travel Required: Yes (70%)

Responsibilities/Duties

  • Participate in all phases of project development

  • Provide programmatic development partnership updates for each client and their projects

  • Develop and maintain strong relationships with stakeholders, decisions makers and influencers to support project objectives and programmatic development partnerships

  • Engage in business development & client retention activities

  • Create and manage project development business plans with comprehensive budgets and schedules aligned with corporate business plan objectives

  • Management of project budgets

  • Management of project schedules

  • Communicate issues and information timely and accurately to the pertinent team members

  • Obtain approvals from clients regarding site plans, design intent and transaction documents

  • Demonstrates project feasibility

  • Oversee tenant leasing and architectural design activities for specific projects

  • Negotiate and finalize tenant leases for specific projects

  • Negotiate and finalize anchor tenant leases (as required)

  • Negotiate and finalize transaction documents (ground leases, PSAs, etc., as required)

  • Manages entitlement process with other resources on Development & Construction Team (Orange Team)

    • Site planning approval process to obtain all necessary permits

    • Rezoning or special permit requests with local municipalities

    • Master plans, concept drawings and appropriate materials for presentation at municipal and neighborhood meetings

    • Attends and conducts municipal and neighborhood meetings as necessary

    • Sources and assess land opportunities for potential projects

    • Conduct the appropriate due diligence necessary to understand, qualify and quantify potential risks prior to closing including zoning requirements and limitations, municipal requirements and compliance, utility availability, setbacks, topography, environmental history and remediation requirements, geo technical and soil information, and any other potential development issues

    • Evaluates possible incentive programs including TIF, NMTC, Brownfields, etc.

  • Work with in-house construction resources to produce construction estimates and schedules (with internal and external resources), and incorporate into project development budgets and schedules

  • Collaborate (as a resource in the development process) with Property Management, Legal and Accounting Teams to ensure respective interests are fully incorporated in the project development schedule and budget of the project

  • Collaborate with in-house Financial Team to develop feasibility and final pro formas

Other Requirements

  • 3+ years’ industry experience/or equivalent combination of education and experience

  • Bachelor’s degree in business related or another applicable field

  • Strong working knowledge of Excel, MS Word, PowerPoint, and Outlook

  • Ability to multi task while meeting multiple deadlines

  • Excellent people skills and ability to effectively communicate both orally and in writing with tenants, peers, managers and clients

  • Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.

  • Proactive, initiate follow through
