outlier is currently seeking an associate to join the development dream team. As a Development Associate, you will assist Senior Development Staff with the day-to-day management duties from acquisition through pre-development, pre-construction, construction, closeout, and pre-operation phases of the project(s) assigned. 

 

RESPONSIBILITIES:

As a member of this team your responsibilities will include but are not limited to:

  • Execute development projects in the pipeline to completion.
  • Communicate and coordinate with Principals, Stakeholders, and other departments to define project requirements and constraints. Create and execute strategy.
  • Create development budgets and schedules, then manage execution within those committed financial model parameters.
  • Manage teams of external parties including architects, engineers, lawyers, and other consultants on in-house development projects.
  • Oversee and work with assigned Construction Manager while they manage teams of external parties including architects, engineers, lawyers, and other consultants.
  • Provide interface with government authorities during the entitlement and permitting processes.
  • Work with ownership and zoning to facilitate entitlement approvals.
  • Identify project exposures, develop risk management and contingency plans to reduce and/or eliminate project risks.
  • Oversee and work with assigned Construction Manager while they manage the design and procurement of permits and installation of utilities.
  • Oversee and work with assigned Construction Manager to ensure schedule, requisitions, safety, QC, reporting, insurance, warranty, and all other elements are within contract requirements.
  • Direct and professionally develop project assigned analysts.
  • Perform other duties and projects, as assigned.
  • Oversee the monthly budget meeting to determine if a project is meeting its project budget.
  • Oversee monthly applications for payment, invoice collection, vender payment distribution.

 

QUALIFICATIONS

  • Bachelor’s degree in a field related to development, building design and construction and 3-5 years of equivalent work experience. Advanced Degree preferred.
  • Successful management of redevelopment and or ground up projects from entitlement, permitting, construction and lease-up.
  • Proven experience in working with architects, engineers, contractors, property managers to execute an overall vision, strategy, and plan for development.
  • Must be a self-starter, highly motivated, and goal oriented.
  • Must be well-organized, detail oriented and possess excellent interpersonal, written, verbal communication, and be able to work in a team environment.
  • Must have strong analytical and problem-solving skills, be flexible and able to handle multiple projects and tasks simultaneously
