Description


SCOPE:

The VP of Capital Improvement and Development is responsible for development, construction, maintenance of all Lakeshore’s infrastructure, utilities and facilities and new site development.  The VP of Capital Improvement and Infrastructure is also responsible for the developing CAPEX budgets for all Lakeshore operated communities, implementation of new community development projects as well as the implementation of OSHA practices. This role is also responsible for enforcing workplace policies and practices as outlined in the Lakeshore Management Handbook.

 

RESPONSIBILITIES:

  • Manages contracts and relationships with facilities-related vendors, external service providers and community managers for proper compliance and expected service levels
  • Establishes CAPEX budgets and projects for each community
  • Participates in scoping, pricing and approving CAPEX projects
  • Responsible for review and recommendation for approval of all bids for repairs, services, equipment replacements, and capital projects, operating within the approved budget in a cost effective and timely manner
  • Leads the design, planning and development of additional sites in all existing communities
  • Leads the development and implementation of all capital improvement and infrastructure projects for newly acquire communities
  • Participates in and/or leads the management of construction, improvement, and expansion projects, including the development and management of work plans, budgets, estimates, and schedules for all capital and utility projects
  • Ensures all facilities management and maintenance is done with compliance and knowledge of all applicable building codes and Lakeshore Policies
  • Leads the development of all Lakeshore facility maintenance policies and procedures
  • Promotes the philosophy of a corporate safe and efficient team within a diverse and inclusive organization
  • Supports facilities field-based employees in carrying out their duties including via hiring, training and ad-hoc support
  • Oversees Lakeshore communities and systems to ensure safe and efficient operations
  • Maintains compliance with all OSHA regulations applicable to facilities team and vendors, ensuring technical and safety training where applicable
  • Completes special projects as assigned

QUALIFICATIONS:

  • Bachelor’s degree required in Business, Real Estate, Industrial Engineering or related field
  • 10 + years of facilities management or related experience
  • Ability to manage multiple projects effectively and efficiently 
  • Proficient in MS Office
  • Demonstrated prior experience of managing and developing budgets
  • Developed interpersonal and relationship management building skills
  • Excellent written and verbal communication skills
  • Ability to understand and apply Fair Housing laws and local zoning and building codes

PHYSICAL REQUIREMENTS:

Occasionally required to stand, occasionally required to walk, occasional exposure to outside weather conditions. The employee must occasionally lift and/or move more than 50 pounds. Flexibility to travel 50% of the time.
