    In addition to traditional real estate services, Gordon Brothers invests in compelling value-add opportunities including distressed, transitional, and excess corporate real estate. Our firm offers various equity strategies including asset acquisitions, joint venture equity investments and sale leasebacks. Gordon Brothers also offers debt strategies including purchase existing notes and providing senior loans, bridge loans and mezzanine financing. The Investment platform was launched in July 2020 and focuses on commercial real estate equity and debt investments in all property types across the United States. Investments are heavily focused in the value-add strategy with typical deal size up to $50 million.
 
  • Gordon Brothers Real Estate Investment team is expanding and looking for a Senior Associate, Real Estate Investments to join our team. The Senior Associate is involved in all aspects of our commercial real estate equity and debt investments. As the Senior Associate, you will work directly alongside our senior team members overseeing our existing investments and in all aspects related to new transactions in real estate projects located throughout the United States. You will be responsible for completing the screening of new investment opportunities, preliminary due diligence activities, underwriting, preparing term sheets, writing internal investment memorandums, asset management, and other various tasks for and in conjunction with the Real Estate Investment team.  This position is a unique opportunity to work on equity and debt investments, while assisting in the entire life cycle of a deal.


     

    Job Responsibilities/Essential Job Functions

    • Financing Modeling - Pre-screen transactions; prepare / develop financial analysis including underwriting assumptions, proforma, capital expenditures, return analyses and waterfall structures on the equity investments; prepare / develop analysis on loan terms, structure and return analyses on debt investments
    • Due Diligence - Participate in the due diligence processes and review documentation (loan documentation, leases, appraisals, Phase I, etc.) to identify and communicate potential concerns and solutions  
    • Market Research - Compile, analyze and evaluate market and industry data/trends to build and frame the team’s viewpoint on the appropriate risk/return metrics for new opportunities
    • Negotiations - Participate in the negotiations of joint venture term sheets, purchase and sale contracts, loan term sheets, and loan documentation.
    • Relationships - Begin to build a client network within the industry through meetings, events and involvement in real estate trade organizations.  Develop and maintain relationships with the joint venture partners on assigned assets as well as property managers, brokers, lenders and consultants
    • Dispositions - Prepare sell recommendations and support the sales process by assisting the Portfolio Manager with engaging brokers, evaluating bids, and managing due diligence and closing
    • Monitor - Assist in the monitoring of our debt investments during their loan term
    • Asset Management – Provide asset management support, review property level annual operating budgets, CAPEX budgets and provide financial analysis for leasing. 
    • Internal Investment Opportunities - Work with the Retail Division and the C&I Division on evaluating opportunities where owned real estate is included. Responsibilities will include a valuation of the real estate, creation of a strategic plan for the property, and execution of all aspects of the strategic plan once the property is owned by GB. Periodic communication with the other divisions along the way will be required
    • Other duties as needed and assigned

     

    EDUCATION AND EXPERIENCE

    • Bachelor’s degree in Finance, Investments or Real Estate related field required
    • Minimum 5 years’ experience focused on equity investments in the US real estate market
    • Experience with various commercial real estate property types (land, multifamily, office, retail, self-storage and industrial)
    • Transaction experience involving multi-tiered joint venture waterfalls or similar structures, deal diligence and vetting of potential operating team relationships
    • Experience in underwriting and closing new investments
    • Experience and knowledge regarding market trends in US real estate asset classes
    • Proficiency in relevant real estate software (Argus Enterprise, CoStar, etc.), well versed in real estate industry tools and experience underwriting transactions in Excel

     

    Knowledge, Skills, Abilities

    • Self-motivated with a strong work ethic
    • Highly developed analytic, research, and written/oral presentation skills
    • Extensive experience with real estate modeling in Excel and Argus Enterprise
    • Knowledge of mortgage loan documentation, analysis, and legal issues
    • Exceptional interpersonal skills and the ability to communicate effectively with senior leaders and colleagues at all levels of an organization
    • Detail oriented with the ability to organize and prioritize projects
    • Routine travel, approximately 20-25%
