Your expertise merged with our approach to analytics will drive portfolio performance.  The Strategic Marketing Advisor is a partnership-based asset management role focused on the strategic development, assessment, and management of marketing and related programs implemented in partnership with operators and assigned portfolios within LivCor.  They will own the marketing relationship with assigned operators and play the primary role in fostering collaborative work and implementing performance enhancements related to attracting and converting qualified prospects into applicants.  The Advisor will create tailored approaches based on the unique needs of their portfolios, overall asset operations, and/or the organizational structures of their assigned operators.  They are expected to maintain and act on weekly, monthly, and quarterly reporting within their assigned submarkets and notable market trends.

What you will do:

  • Play primary role in marketing relationships with assigned operators and portfolios and be responsible for the marketing, sales, and (limited) financial performance of these operators and portfolios.
  • Responsible for designing marketing asset management processes for assigned operators and portfolios based on the structure of the operator marketing departments and the unique needs of each portfolio.
  • Collaborates regularly with other marketing team members, other departments, and external parties in order to share knowledge and leverage marketing-based opportunities within assigned portfolios and throughout LivCor.
  • Responsible for the deployment and management of global LivCor initiatives related to marketing with assigned operators and within assigned portfolios.
  • Maintains and analyzes key metrics, to include; revenue predictors as they relate to lead/traffic sources, evaluation of cost per lead and traffic/conversion trends.
  • Provides monthly (limited) financial reporting, assisting with the preparation of annual budgets and quarterly reforecasts, conducting ad hoc analysis & reporting.
  • Manages the Online Reputation Management analysis and reaction process for the assigned operators and portfolios. This includes executive analysis reporting, process building, and management.
  • Monitors social media/feedback to track and provide guidance as it relates to reputation management.
  • Oversees the Leasing performance process for assigned operators and portfolios including process building and reactions to performance.
  • Retrieves and analyzes critical financial and operational data from a variety of software commonly used in multifamily.
  • Plays primary role in asset positioning, budget review, monitoring plan effectiveness, and recommending advertising allocation for assigned operators and portfolios.
  • Some travel required oriented around portfolio visits of subject assets, operators, comp visits and industry-related conferences/knowledge acquisition opportunities.
  • Divides time between planned projects and urgent matters. Expects new issues on a weekly basis and responds with energy, collaboration and speed.
  • Excels in an environment with constant change.  Adapts, performs and invites additional job responsibilities as LivCor develops.
  • Contributes to the education and development of the Marketing team.

 

What you should have:

 

Minimum of 3 years of experience in multifamily real estate marketing required. A focus in analysis preferred.  Candidate must be proficient in Excel, online research, and knowledge of marketing plans. Candidate must have proven track record of providing high quality support and completing tasks.

The right candidate will be a marketing subject matter expert with experience in the following:

  • Strong relationship management and multi group, internal or external, team management
  • Strong analytical skills with a deep knowledge of and mastery of Excel and/or Google Analytics, Google Ads and SEM with a desire to learn in areas with needed development.
  • Digital marketing technologies, IP targeting, re-targeting, GEO fencing, email campaigns and digital nurturing campaigns.
  • Reviewing marketing plans and overseeing the execution and assessment.
  • Documenting processes.
  • Solving problems and quantifying results.
  • Working in a fast-paced environment with changing deadlines.
  • Strong oral and written communication skills.
  • Engaged and collaborative team player with high energy and strong analytical thinking.
