Internship/Consultant – Argus Modeling and Asset Management

Meridian Real Estate Partners is a California-based real estate investment company focused on commercial real estate investment and consulting.

Within our investments, our goal is to generate risk-adjusted returns for our clients through creative acquisitions, asset management, entrepreneurial re-positioning, and timely dispositions.

Within our consulting, our goal is to provide a high level of service to commercial real estate operators in their financial modeling, Argus modeling, acquisitions, and asset management needs.

Responsibilities 

  • Primary task is to use Argus software and update existing factual information and assumptions in models based on rent rolls, leases, summary documents
  • Once Argus models are updated, perform detailed review of assumptions, including but not limited to: timing, rents, rent steps, start/end dates, commissions, tenant improvements, options, lease terms
  • Have strong understanding of different reports within Argus, including rent roll, cash flow, lease audits
  • Create financial packages and presentations that will require using Argus reports in excel
  • Review and understand financial information, leases, options, and property-related document review; be able to summarize in Word or Excel files
  • Research and analyze demographic, market, sector and property data
  • Assist in other special projects and assignments as they may arise. 

 

Qualifications 

  • Must have Argus experience in modeling retail, office, or industrial. Retail familiarity is strongly preferred for this role.  
  • Experience taking Argus classes or coursework is highly preferred
  • Ability to turn around Argus model updates within 1-2 days
  • Current student, recent graduate, or current working professional
  • High level of attention to detail
  • Be able to work independently, multitask, and shift priorities
  • Excellent quantitative, analytical, written and oral communication skills; 
  • Ability to work under time constraint and ability to excel under pressure; and 
  • Highly skilled in Microsoft Excel (financial formulas) and Word

 

Additional Information

  • Hourly rate or project-based rate based on experience
  • Argus software license will be provided
  • Minimum 6-9 months commitment with longer-term preferred, 15-20 hours per week over 3-5 days per week primarily on remote basis
