Position Description

The Senior Associate will partner with Mid-Atlantic Execution Team members to develop and execute the asset management value creation strategies for an institutional-quality urban mixed-use property portfolio. The Mid-Atlantic region covers the Washington, DC, Philadelphia, Raleigh-Durham, Charlotte, and Charleston, SC markets. The Senior Associate will engage on all aspects of investment-level business planning and will collaborate with various internal and third-party teams to drive execution and value creation. The Senior Associate will support acquisition due diligence and onboarding, retail and office leasing strategy and deal making, property management and tenant relations, redevelopment and development project executions, secured debt strategy and placements, and disposition execution for the region. Success will largely be measured by the value creation that occurs within the portfolio.

Responsibilities

  • Provide ownership and supporting oversight of asset management functions, including regional and property strategic planning, leasing strategy, lease negotiations, property operations, portfolio budgeting and forecasting, redevelopment and leasing decision analysis, development underwriting and planning, lease credit underwriting and approval, and hold/sell strategy
  • Anticipate the needs of Asset Management leadership and the Execution Team and proactively support and thoughtfully evolve and adapt business plan execution
  • Assist with managing third-party business plan execution teams including leasing, property management, construction, legal, due diligence, valuation, and lender partners
  • Support lease negotiations and credit underwriting for retail and office. Partner with internal Leasing teams on leasing strategy and retail merchandising strategy
  • Perform tenant credit analysis and research and recommend lease security
  • Partner with investments team on developing the business plan for underwriting potential acquisitions as well as post-contract investment due diligence and onboarding
  • Lead development of quarterly business plan assumptions
  • Collaborate with the Execution Team to evaluate capital improvement projects, deferred maintenance, and new sources of revenue
  • Partner with internal Investment Accounting team to ensure integrity of investment financial reporting and analysis
  • Expand expertise in a variety of areas, including real estate finance, redevelopment and disposition execution, portfolio management and lease decisioning, and real estate investment underwriting, and Argus Enterprise and other technical platforms

Requirements

  • Understanding of and experience with real estate underwriting, development, redevelopment, leasing, operations, capitalization and principal ownership
  • Excellence in Excel, Word, and PowerPoint; Argus Enterprise experience strongly preferred 
  • Strong work ethic, self-motivated, and capable of effective independent judgment
  • Unwavering compliance with deadlines
  • Acute attention to detail and passion for quality and excellence
  • Ability to manage people across multiple disciplines and markets
  • Strong organizational and process skills to navigate multiple competing priorities and teams

Experience


5+ years experience in real estate asset management, development, property management, capital markets, or investments

Education

 

Bachelor’s Degree in real estate, business, finance, accounting, engineering, mathematics or related field required

MBA preferred
