OVERALL PURPOSE OF POSITION
Perform direct leasing duties for Carr Properties’ office buildings located in Virginia and Washington, D.C.
ESSENTIAL DUTIES & RESPONSIBILITIES
- Market all properties leased on a direct basis
- Proactively source leads
- Maintain detailed information on tenants in the market and relevant lease comparables
- Conduct prospect tours
- Negotiate proposals and leases
- Assist in the creation of marketing materials and programs for each building
- Work with asset management in creating lease structures that are consistent with the strategy of each asset.
- Develop and maintain strong relationships with the tenant brokerage community and existing tenant base.
- Assist in the oversight of the leasing process for third party brokers by coordinating document flow, preserving Ownership’s flexibility in lease up stabilization and internal approvals
- Strong negotiating skills and knowledge of lease document, terms and process.
- Regular integration with asset management and property management in the implementation of ownership’s overall strategy and objectives for each asset.
- Assist in the market underwriting of potential acquisitions.
- Develop and create marketing strategy and initiatives for portfolio buildings.
- Maintain active market knowledge and industry trends. Report market information and trends periodically to Executive Committee and others at Carr.

EDUCATION & EXPERIENCE
- Bachelor’s degree required, MBA is a plus
- 5-10 years of agency leasing experience
