Kruger Real Estate is a private investment vehicle of the Kruger family, owners of Canadian-based Kruger Inc., a diversified company that owns and operates over 50 production sites and renewable energy power plants across North America. We partner with established real estate developers in various markets to acquire and build multifamily properties in the U.S. with a specific focus on Washington DC, New York City and Boston.

We are looking for an individual that can manage two related disciplines asset and construction management. Kruger has historically invested with operating partners but is growing its capabilities to act as an investment and development manager primarily for multi-family and industrial logistic investments.

The position will focus on the partner relationship for three multi-family investment joint ventures which own a total of 1,000 residential units and oversee construction operations and ensuring quality of construction in existing and future projects. The individual must be able to work well with our development partners and their asset management and construction personnel to represent Kruger’s interests. The successful candidate will be detail focused and analytical, with a desire and flexibility to take on whatever responsibility is paramount that day. This position reports to the VP of Real Estate

Responsibilities include:

· Ensure quality of construction and materials both in existing buildings and new developments where the Company invests or may invest.

· Act as designated project manager for select projects that Kruger initiates

· Oversee development partners in the Owner’s Rep role to protect the interests of the Company, including verifying decisions and actions taken by General Contractor and various subcontractors.

· Monitor and prepare detailed reports on progress for properties under development or under renovation.

· Present findings and opinions to Investment Committee in Montreal, Canada both in person and via written memos.

· Perform hands on analysis of existing buildings for purchase. Makes recommendations and provides a report on physical condition, maintenance, and operating costs. Must be computer literate or savvy.

· Engages consultants, contractors, and third-party service providers necessary for due diligence in the investment of an existing building or new development and reviews reports and provides feedback.

· Build relationships with subcontractors, partners, and inspection authorities to further the development and growth of Kruger Real Estate.

· Have a strong job site presence with a positive attitude that facilitates success.

· Balance multiple projects simultaneously while meeting critical deadlines.

Various tasks expected to be performed:

· Monitor and analyze asset performance and services provided by joint venture operating partners

· Create, maintain, and update asset management construction budgets and schedules.

· Write progress reports weekly, monthly, etc. as needed.

· Draft slides on asset and construction activity for monthly Investment Committee meetings.

· Visit properties as necessary.

· Organize, plan and lead site level construction management meetings

Requirements:

· Engineering Degree.

· Seeking 10-plus years of experience in asset and construction management.

· Project level construction management experience a plus.

· Computer skills, Microsoft Word, Excel, and PowerPoint to be used in reports.

· Valid Driver's License.

· Ability to work from home and construction sites.

· Regular travel to and from existing property and construction project sites,
