We are seeking a Director to oversee the operational and financial performance of the assigned commercial real estate portfolio(s) and ensures company goals and expectations are met.

Key Duties and Responsibilities:  
Operations and Tenant Relations:

  1. Oversees a team of Property Management staff who are responsible for ongoing, day-to-day real estate operations in addition to properties assigned to them.
  2. Provides guidance, oversight and training to assigned Property Management staff and ensures company policies and procedures are adhered to and enforced. Recognizes staff for their achievements and provides encouragement and support to help ensure their success.  Manages staffing issues timely and appropriately. Evaluates on-site personnel and aligns the team to maximize success.
  3. Assists with lease language review during lease language negotiation. Ensures adherence to tenant lease terms once final.
  4. Ensures deadlines are consistently met while maintaining quality control.
  5. Reviews and approves major contracts and provides oversight to vendor negotiations.
  6. Develops and maintains professional relationships with tenants, vendors and co-workers as well as local jurisdictions and community constituents. Collaborates regularly with internal departments such as accounting, facilities, legal, leasing, and development.
  7. Collaborates with and helps support Facilities Management on all building mechanical systems, electrical systems, plumbing systems, structural, and environmental related issues.
  8. Routinely conducts site inspections to assess the physical condition of the assets, ensure quality is maintained, and risks are minimized.
  9. Creates and implements action plans to meet company goals and improve the portfolios’ performance.
  10. Must take ownership of the assigned portfolio and respond to emergencies and after-hours requests as needed.
  11. Monitors the competition and market conditions and helps develops strategies to remain competitive.

Financial Performance:

  1. Oversees and participates in the budget process and shares responsibility for the overall financial management and performance of the assigned real estate portfolio.
  2. Routinely reviews financial reports to monitor performance and help redirect where needed in order to meet or exceed operational goals and P&L performance expectations across the assigned portfolio.
  3. Reviews, approves and monitors all financial information including operating and capital budgets, financial statements, and the results of leasing and construction activities.
  4. Ensures accounts receivable are collected timely and promptly addresses delinquencies or concerns.

Performance Improvement:

  1. Identifies and implements opportunities in the portfolio to maximize value and enhance the performance of the properties.
  2. Oversees and participates in the development and implementation of value added strategies to maximize net operating income, distributed cash flow, appraised value, and market value.

Acquisitions & Dispositions:

  1. Participates in the due diligence process for pending acquisitions and dispositions. Uses experience and expertise to provide helpful feedback and insight.
  2. Helps identify operational opportunities and concerns.
  3. Assists in the preparation of related pro forma.

Administration:

  1. Develops and maintains effective communications and collaboration with co-workers, senior team and other company departments.
  2. Helps develop and implement policies and operating procedures to maximize efficiencies and produce desired results.
  3. Ensures insurance claims, legal matters and other operational claims are properly documented and addressed.
  4. Maintains and enforces compliance with all company policies and procedures.
  5. Performs related duties as necessary or assigned by supervisor.

Job Specifications:

  1. BA/BS in business, economics, or related field required.
  2. MBA desirable.
  3. Certification in asset or property management a plus.
  4. Minimum of 10 years of progressive real estate asset management experience.
  5. Experience in a management position with life science and/or laboratory facilities properties preferred.
  6. Must possess a track record of success in real estate operations management, tenant and vendor relations, property and building maintenance, planning and budgeting.
  7. Experience should also include performing due diligence in the sale or acquisition process.
  8. Requires in-depth knowledge of financial terms and principles and the ability to forecast and prepare budgets and reports summarizing the financial, operating, capital, leasing and vacancy performance data.
  9. Must be able to develop and maintain effective working relationships with regulatory agencies, vendors, contractors, co-workers and tenants.
  10. Requires a working knowledge of lease administration, real estate law and the ability to accurately interpret terms and conditions of contracts, proposals, and leases and interface effectively with tenants and vendors to facilitate conformance, schedules, improvements and operational efficiencies.
  11. Requires senior-level negotiation, interpersonal and communication skills and the ability to collaborate with senior management.
  12. Ability to convey technical information orally and in writing in a clear and concise manner.
  13. Ability to take detailed notes and to write effective communications to tenants, vendors, suppliers, and contracted firms.
  14. Ability to prepare reports and presentations and to present alternative solutions, cost/benefit analyses and recommendations.
  15. Ability to communicate effectively with internal company staff and external constituents of the company.
  16. Computer literate including proficiency with Excel, Word, Outlook and MRI.
  17. Experience with project management software/tools helpful.
  18. Must be organized, task and detail-oriented, and able to work in a fast-paced, team-oriented environment with multiple deadlines.
  19. Must be able to adapt readily to change and competing priorities.
