THE ROLE:

As Director, Asset Strategy, you will be responsible for leading a team that oversees the strategy and value creation of the company s real estate portfolio across Canada. In this key role, you will be tasked with reviewing and preparing asset and portfolio level analysis. Projects will include strategic analysis, portfolio analytics, working with joint ventures, reporting for IFRS valuations and people leadership/development, in addition to ad-hoc assignments.

Reporting to the Vice President, Asset Strategy, you will collaborate with various departments to plan, design, and successfully execute on solutions that positively impact the business and deliver results.

WHAT YOU WILL DO:

Asset Strategy:

  • Lead strategic asset initiatives on the team.
  • Maximize asset values and operating performance through hands on active asset management working with leasing, development, operations, finance, and investments.
  • Oversee asset management portfolio-level reporting that effectively communicates progress, risk, and achievements across the portfolio.
  • Plan and implement strategic asset improvements that lead to increased NOI and property value.
  • Work with operations, leasing, development, and property accounting to develop, refine, and execute property-level strategic assets plans.
  • Collaborate with leasing, development, operations, and investments to identify growth opportunities.
  • Coordinate with Development on opportunities for development within the portfolio and valuation impact on assets.
  • Provide strategic analysis relating to NOI and value impacts to leasing on tenant scenarios to optimize returns for the properties.
  • Stay current on planned and actual changes in the company s portfolio (acquisitions and dispositions), asset modifications (redevelopment and capital expenditures), as well as local and macro market trends and dynamics.
  • Participate in special projects and take on other duties as assigned.

Portfolio Management:

  • Review quarterly appraisals for factual accuracy and consistency with other similar properties.
  • Oversee external appraisal requirements.
  • Review the reconciliation of asset level financial information with property budgets, capital expenditure plans, and leasing activity and the impact on portfolio.
  • Review quarterly reporting deliverables.
  • Review valuations related schedules, reconciliations, and other information supporting financial reporting requirements and IFRS disclosures in the financial statements.
  • Liaise with cross-departmental internal staff, external valuators, and auditors.

Joint Ventures:

  • Manage strategy and relationships with joint venture partners.
  • Collaborate with Operations to develop budgets and capital plans.
  • Help grow the relationships for potential future opportunities.

Leadership:

  • Provide leadership and innovative ideas that inspires and motivates team to operate independently and highly engaged individuals.
  • Act as a mentor for junior staff within the team to help make the connection between their contributions and the business.
  • Focus leadership decisions on growing the business and driving profitability to maximize value of assets.

WHAT YOU BRING:

  • Minimum 8 years of experience in commercial real estate, with retail asset management experience and mixed-use or multi-residential exposure.
  • Undergraduate degree in business, accounting, or real estate related field with commercial appraisal experience.
  • AACI accreditation and member in good standing with Appraisal Institute of Canada preferred or prior internal valuation experience.
  • MBA, CPA, or CFA considered an asset.

WHAT YOU NEED TO BE SUCCESSFUL:

  • Knowledge of valuation methodologies with a focus on retail properties and diverse asset classes, including development.
  • Strong Argus skills with experience modelling detailed recoveries.
  • Excellent analytical skills with ability to gather information, synthesize it and connect-the-dots .
  • Well-developed communication and influencing skills with the ability to present findings and conclusions in a "non-technical" manner to various stakeholders within the organization.
  • Well-developed quantitative and consultative relationship skills to work closely with a variety of internal teams as a trusted partner.
  • Strong interpersonal and mentorship skills to influence others to think out of the box to improve the portfolio.
  • Strong team player that can prioritize tasks, work well under pressure, and manage competing deadlines.
  • Highly motivated and results driven.
  • Open-minded and able to consider new ways of looking at information, especially when it comes to asset management analytics aspect of the role.
