Credit Underwriting Vice President/Associate

Company Profile: Four Springs Capital Trust (FSCT) is a real estate investment trust focused on acquiring, owning, and actively managing a portfolio of single tenant, income producing properties throughout the United States.  Four Springs Capital Markets (FSCM) is a real estate exchange specialist providing 1031 exchange product support to the internal and external consultant teams across all channels (independent broker dealers, regionals, wire houses, RIAs, and home offices) and has built long-standing trusted partnerships that enhance long-term holdings of Four Springs products and services.  Overall, we are an entrepreneurial group looking to continue to grow our existing platform while expanding into new opportunities within the net lease space. 

Position Summary:

We are seeking a Vice President/Associate of Credit Underwriting with 5 to 10 years of work experience, preferably in finance, accounting, real estate or a related field. The property type focus will be single tenant industrial, medical, retail and other alternative property sectors. Geographic focus is the continental US market. We pursue both direct and structured investments. Four Springs Capital Trust and Four Springs Capital Markets are headquartered in Wall Township, NJ, with a satellite office in midtown New York City. The Vice President/Associate will report to the Head of the Acquisitions and Asset Management Team.

Your Role:

  • Prepare investment summaries and memorandums with focus on tenant credit worthiness and industry evaluation.
  • In-depth credit analysis for current and prospective real estate investments. 
  • Work with operators and tenants to extract appropriate financial and real estate information to underwrite potential investments and monitor current investments.
  • Perform and present detailed credit analysis to executive management.
  • Build financial models in Excel to assess deal economics and credit risk.
  • Prepare presentation materials for internal committees and lending institutions.
  • Underwrite acquisition and development opportunities via financial, lease, credit, and tenant analysis.
  • Perform market research for capital market conditions, submarkets and properties.
  • Develop a working knowledge of leases, purchase and sale agreements, and other third party reports as it pertains to investment underwriting.
  • Prepare investment memoranda detailing potential transactions for deal pipeline meetings and investment committee.
  • Compile and maintain research on real estate markets including sale and lease data.
  • Work in a team setting and multi-task in a fast-paced environment.
  • Travel as needed to perform site visits and/or meet with current and perspective Tenants.

Required Qualifications:

  • Bachelor’s Degree in business, finance, economics, real estate, or related field.
  • Proficient in Microsoft Office products including Excel, Word, and PowerPoint.

Desired Qualifications:

  • CPA/CFA.
  • Ability to evaluate financial statements and conduct industry research.
  • Understanding of real estate fundamentals.
  • Strong work ethic and high integrity.
  • Excellent written and verbal communication skills.
  • Detail-oriented with the ability to multitask and prioritize in a fast-paced, high-growth environment.
  • Commercial real estate valuation, underwriting and/or accounting experience a plus.
  • Yardi experience a plus

The total compensation range for this position in New Jersey/New York is $150,000 to $200,000/ year.  The total compensation offered for this position includes salary and incentive pay and will vary based on skills, experience, and location.
