PAY RANGE: $75,000-$85,000


ROLE DESCIPTION

Focus Property Group is seeking a dynamic, versatile, and highly motivated individual to join the team as an Acquisition Analyst. In close partnership with the Vice President of Investments and Acquisition Associate, the Acquisition Analyst will drive sourcing and researching new investment opportunities in the Self-Storage and RV Self Storage asset class in Colorado and the greater mountain west region with the goal of expanding nationwide.

The role will be heavily focused on researching markets, applicable zoning, and ownership of sites and building financial models supporting acquisitions and developments. Communication is paramount – in this role you will be communicating with outside Sellers, 3rd Party Vendors, Lenders, Investors as well as the CEO, as well as proactively connecting with potential sellers of land and storage facilities. The ideal candidate must be a self-starter who enjoys working as part of a tight knit team, and also comfortable working independently to deliver results.

WHAT THE TEAM NEEDS FROM YOU

  • Source investment opportunities for ground up RV and Self-Storage developments and existing facilities. This will involve proactively researching to and cold calling owners of land and storage facilities.
  • Research zoning laws to determine feasibility of future developments.
  • Research and understand specific site construction requirements for development projects.
  • Underwrite developments and acquisitions in Excel and perform financial analyses of investments.
  • Maintain database of Self-Storage and RV storage facilities including all relevant property information.
  • Research market rates for Self-Storage and RV storage facilities.
  • Perform market research, analyzing market rental rates and sales comps for Self-Storage and RV storage facilities.
  • Participate in the management of development projects including feasibility analysis, entitlement processes, financing, and design.
WHAT YOU WILL BRING TO THE TEAM

  • Ability to effectively present information.
  • Financial Information
  • Knowledge of financial terms and principles.
  • Knowledge of real estate terms and principals, cap rates, rates of return, lease terms etc.
  • Ability to calculate intermediate figures such as percentages, discounts, and/or commissions.
  • Conducts basic financial analysis.
  • Reasoning
  • Ability to comprehend, analyze, and interpret documents.
  • Ability to solve problems involving several options in situations.
  • Intermediate analytical and quantitative skills.
EDUCATION & EXPERIENCE
  • Bachelor's degree from an accredited institution.
  • 1-3 years’ experience in real estate or in a financial analyst role.
  • Experience in Self-Storage or RV Storage highly valued.
  • Demonstrated proficiency in Microsoft Office software with advanced Excel and PowerPoint skills.
  • Possess excellent interpersonal and analytical skills.
  • Detail oriented, with a highly disciplined approach to process and quality control.
