Job Description
The Acquisitions Analyst works within the development team to assist in the evaluation of new development opportunities and existing property acquisitions in the single family for rent industry across the country. The primary responsibilities include market research, underwriting, and transaction management:
Market Research
- Perform market research for new and existing markets in order to identify new opportunities using both internal and external resources
- Present findings and create presentation reports for investment committee, capital sources, and various interested parties
- Track and analyze national market research to allow for benchmarks across markets and identify trends
- Prepare monthly reporting to the company on deal flow and project metrics
Underwriting
- Assist in evaluation of investment opportunities consistent with general firm investment criteria
- Create financial pro formas and communicate pertinent variables and risks with the team
- Provide feasibility analysis of potential development sites through determining by-right zoning, rents, taxes, permit/impact fees, & entitlement timing
- Develop program for acquisition deals in conjunction with development and management team and form investment opinions and prepare Investment Committee / Program presentations
Transaction Management
- Manage and perform property due diligence for selected deals (manage Due Diligence tracker and organize appropriate communication between management and development teams)
- Assist in forming any required written correspondence to municipalities and various interested parties
Related Experience
- Bachelor of Arts / Bachelor of Science – Real Estate or Finance concentrations preferred
- 1-2 years of relevant experience required
- Ability to work independently and react quickly in a demanding fast-paced environment
- Ability to manage multiple projects at one time, balance priorities and deadlines
- Strong interpersonal skills, with the ability to develop relationships across all levels and communicate thoughts clearly
