Executive Development Assistant Needed for
NYC-Based Property Management/Development Company
Pernorm Realty LLC, an NYC-based retail and real estate company, seeks a dynamic, self-starter to assist the Director of Real Estate (DofRE) in all aspects of the industry: development, project management, financing, acquisitions, construction, and identifying new retail locations. The company owns, operates, and manages over 40 properties in New York and New Jersey and manages Fabco Shoes, a retail chain with over 50 stores in the same market.
Pernorm is a nimble company operated by two principals and a small staff. This newly created position provides a job opportunity to learn and grow by being involved in all aspects of day-to-day management and development projects. This hands-on position is geared towards a candidate who is curious, detail-oriented, energetic, and responsive to multiple and diverse tasks.
The company is currently planning three sizable mixed-use, ground-up development projects in addition to five modest-sized renovation projects. In addition to property management and development, Pernorm is responsible for identifying and securing new retail locations for Fabco Shoes. The company is also actively identifying new properties for acquisition.
As the Executive Assistant to the DofRE, this position will require a fast-paced, detail-oriented communicator with excellent organizational skills. Critical skills include a top-notch ability to track concurrent projects, a strong mathematical background with advanced proficiency in Excel, and a passion to learn new skills and ideas. Project management experience of any sort will be important to share during the interviews.
This position s involvement and responsibilities will mirror that of the DofRE, and change based on the priorities of the day. We don't expect any one candidate to have experience in all the categories below, but the position will provide extensive exposure to all of the following responsibilities, with the training required to accomplish these tasks/responsibilities:
Development
- Obtaining and negotiating proposals from architects, plumbers, electricians, and related trades
- Sourcing materials
- Design input
- Construction management
Property Management
- Underwriting leases and renewals for commercial tenants
- Identifying and procuring new commercial tenants
Acquisitions and New Store Locations
- Canvassing and identifying potential new locations by car, internet research, and phone
- Cold calling and direct mailing of letters of inquiry to owners, brokers, and tenants
Financing
- Administrative duties related to organizing and assembling proformas, appraisals, and related documents
- Analyzing financial proformas on related potential acquisitions
General
- Writing emails on behalf of the DofRE
- Taking lead on certain projects while keeping the team informed at every step
- Creating protocols / streamlining current systems for efficiency
- Taking minutes of calls; creating actionable lists from those calls

Qualifications
- 3+ years real estate and/or project management experience (a real estate license is not required)
- Desire to learn and grow on the job
- Educational courses or classwork in real estate
- Advanced Proficiency in Excel, Word, and Adobe (editing PDFs)
- Ability to organize and prioritize workload
- Strong written and verbal communication, and strong attention to detail and accuracy.
- Have a valid driver s license and a familiarity with New York City
