Building Technology Innovation Manager

The Building Technology Innovation Manager identifies, evaluates, and coordinates the implementation of advancing construction technologies in support of development and re-development opportunities for USAA Real Estate and its investment partners.  The ideal candidate should have extensive knowledge and experience in the construction industry and a clear vision of how to strategically implement targeted initiatives.  The role requires an independent thinker who can collaboratively work with development teams to understand their viewpoints and ideas and effectively implement targeted technologies and innovations. 

Essential Duties: 

• Identify and evaluate emerging technologies and innovations which have the potential to significantly impact, improve and advance the development and construction industries. 
• Establish a thorough understanding of existing business strategies and how targeted technologies and innovations could be effectively implemented to enhance the value of our Real Estate investments. 
• Develop and manage a comprehensive long-term innovation strategy with intermittent milestone goals leading to the expansion of USAA Real Estate’s innovation capabilities and influence. 
• Lead diligence efforts in assessing the potential value and scale of targeted technologies and innovations within our portfolio and across the broader market.  The assessment to also consider the impact on USAA Real Estate’s ESG goals and initiatives. 
• Engage with internal and external stakeholders to enhance innovative thinking throughout the company and share the value of targeted technologies and innovations to development teams.
• Establish a quarterly report and advise leadership team on successes, opportunities, and challenges in achieving near and long-term innovation, sustainability and ESG objectives.
• Track and understand innovation trends in the market and source potential business opportunities to achieve our investment objectives. 
• Assess challenges, gather information, research, and initiate innovative solutions to streamline owner’s development management platform to drive industry-leading processes and techniques. 
• Actively participate in development planning sessions and design meetings to help facilitate and coordinate the implementation of identified technologies/innovations. 
• Develop and enhance relationships with development partners, tenant’s, and related construction service providers.
• Utilize the USAA Real Estate standard construction specifications and ensure the developers and contractors build within the specifications outlined. Continue to modify and refine the standard specifications based on changes in construction techniques and/or building materials and practices. 
• Key qualifications include:

• Extensive experience in Data Center, Life Science, Office, Industrial/Logistics construction and development;
• Bachelor’s Degree in Construction, Engineering, Real Estate Development, Architecture, Finance or related field.
• 8+ years of commercial construction experience.
• Ideal candidate will be a team player with proven leadership skills, problem solving skills, an innovative approach to produce excellence, and ability to manage multiple projects and priorities simultaneously.
• Effective written and oral communication skills.
• Ability to travel. Travel could be 2-3 trips per month and most trips are of short duration. Ability to regularly work extended hours.
• Must be willing to work on-site and show proof of COVID-19 vaccination (or request and receive an authorized exemption).
• Qualifications may warrant placement in different job title.
