Director of Finance

Our client is a leading commercial real estate development firm, having successfully acquired, developed, re-positioned and/or entitled and managed over five million square feet of real estate. Focused on high quality, mixed-use development assets in leading gateway markets, with a strong emphasis on creative place making and value add approaches to real estate, our client is among the top tier of real estate development and management firms in the New England market.

The Director of Finance will sit within the Finance Department frequently collaborating with Investments. This position will report to the Chief Financial Officer. The Director of Finance will play a critical role in directing the firm’s financial function: financial planning and forecasting, portfolio analytics, market research and data integration working across the firm’s operations with a broad range of responsibilities enabling interaction with all levels of our clients vertically integrated team. This position will work closely with Investments, Development, Asset Management, Investor Relations, and Accounting. This role will be responsible for managing valuations and will be actively involved in portfolio performance reporting, financial risk assessment, and operating company/partnership forecasting. The selected individual will need to be flexible, highly motivated, and possess strong technical skills with a background in complex financial modeling.

• Understand and integrate acquisition analyses and real estate deal underwriting for roll up into capital planning and strategy models.

• Forecast and assist in management of firm lines of credit and borrow/payoff analysis.

• Oversight, analysis and forecasting of debt portfolio, covenants, guarantees, maturities, and rate sensitivities.

• Work with Development, Investments, and Accounting teams to prepare monthly corporate sources and uses in Company model and for Partnership planning.

• Assist CFO and others in the preparation of memorandums, executive summaries, PowerPoint presentations and other presentation materials to summarize portfolio, investment and partnership financial decisions.

• Prepare and mange certain pro-forma deal level real estate analysis in partnership with Development Project Managers.

• Prepare and manage transitional asset analysis - comparing original underwriting to current performance during lease-up period.

• Ad-hoc real estate analytical analyses to support Asset Management.

• Analyze property operating performance/cash flow and elevate issues to Asset Management.

• Input property financial and tenant information into Excel and Argus financial models.

• Participate in bi-weekly Finance Team meetings and assist in managing the agenda and tracking progress and workload.

• Collaborate with the financial analysis team; dividing workload, supervising, and reviewing work product as applicable.

• Collaborate with Property Management, Asset Management, and Accounting on annual property budgets.

• Assist Capital Markets with presentation/marketing materials and information requests.

• Produce deliverables to respond to ongoing investor and consultant information requests.

• Synthesize key portfolio metrics and maintain property level information for quarterly investor letters and reports.

• Conduct ongoing research on the real estate and capital markets environment as applicable.

• Undergraduate degree in Finance, Accounting, Economics, or related field with strong academic performance.

• 7+ years of commercial real estate experience, preferably in valuations, accounting or transactions.

• In-depth knowledge of property accounting, joint venture waterfall calculations, and private investment fund structures.

• Strong Argus Enterprise and Microsoft Excel skills with a proclivity for automation.

• High level of integrity and discretion regarding confidential information.

• Exceptional attention to detail and ability to efficiently interpret large datasets.

• Robust communication skills; comfortable interacting with all levels of vertically integrated team.

• Perceptive to rapid changes in priorities and agile in shifting between multiple tasks.

• Demonstrates an ownership mentality and committed to problem solving.
